Ask anyone here and the first thing they will tell you about Sherman Oaks is the Boulevard. Ventura splits the neighborhood, and the two halves are different jobs for us. North of it you get the flats: wide streets, tract-built ranch homes from the postwar years, plenty of them remodeled and plenty not. South of it the ground climbs, lots get bigger, and Beverly Glen winds up toward Mulholland past properties with views and awkward roof access.

Sherman Oaks took a beating in the 1994 Northridge quake. Plenty of buildings here were rebuilt or retrofitted in the decade that followed. Chimneys are a classic casualty in a quake. An unreinforced brick stack is heavy and narrow, and it is usually the only masonry on a house that is otherwise wood framed.
The ones we still get called to are the chimneys that came through looking fine. Cracked mortar joints. A crown that has separated a little. A stack sitting a fraction off plumb. None of that stops the fireplace working, which is exactly why it gets left. Water keeps getting in and the structure keeps loosening.
You can check part of this yourself without a ladder. Run a screwdriver along whatever mortar joints you can reach. Crumbles under light pressure, and the chimney wants looking at.
Heat does its own damage. The Valley runs hotter than the Westside all summer, and masonry that has spent months expanding in triple digits takes the first heavy rain badly. That cycle is behind most of the crown cracking and spalled brick we see on this side of the hill.
